Decatur 2020 Real Estate Market Update: 30034
Surprisingly, 2020 was a good year for real estate, not just in Decatur’s 30034, but all of Atlanta.
The year started off on a record pace, but things slowed a bit in March because of the pandemic. Rates dropped dramatically and the market started to pick back up in April and continued with price increases during the remainder of the year.
Decatur 30034 has had a remarkable recovery from the downturn of 2008-2010. Since 2011 the median of price of homes sold through Georgia Multiple Listing Service has increased 376%. From a low of $38,900 to last year’s $185,000.
There is an inventory shortage of homes being sold as there were 24% less home listed in 2020 than in 2019. Again, with record low interest rates the median price of homes sold in Decatur 30032 increased 12.1%. Homes were on the market for an average of only 33 days. The highest priced home sold for $464,000 and the lowest priced home sold for $20,000.
The market doesn’t seem to have slowed down with the start of the new year. January is off to a good start with median price increasing to $204,500 and increase in price of compared to January 2020 of 29%.
The most popular neighborhoods were Brayden Park, Chapel Hill, Churchill Downs, Columbia Crossing, Kings Row, Riverside Station, Waldrop Hills and Wyndham Falls to name a few.
